The Importance of a Move in Walkthru
Hey there, Tabetha Tyner with Modern Day Property Management giving you a quick touch base on some of the things that I’m running into in the market here in the area about walkthrough assessments. People try to differentiate themselves by saying that they do walkthrough assessments, especially move-in walkthroughs. That’s one of the things that we do and we definitely pride ourselves on is our walkthrough assessment. We do walk through the property with our tenants. We take photos. We do take a documented list. We have the tenant and the property management or property manager leasing agent sign off on that inspection, it’s not an inspection report, it’s actually an assessment report, to just be all on the same page.
A lot of other property management companies, they don’t actually do that. What they do is they hand them basically a report and say, “You have 7 to 10 days to come back with anything that you find. If you don’t email us, then you assume all risks,” and stuff like that. That’s not an ideal way to do things because especially if we have a security deposit claim and the tenant starts to dispute those damages, and you don’t have photographic evidence, timestamped evidence, you’re not going to win in court.
This is what we do to protect you. We do a move-in assessment. At the time of move-in, the tenant is with us. We’re walking the property. We’re notating any damages that are outside normal wear and tear that are notated so when we go back through in your move-out assessment, we can go ahead and know, “Hey, it looks good here, but we’re getting it bad here.” That, 9 times out of 10, eliminates any sort of claim arising, any dispute, going to court, or anything like that because what we actually do is we provide the inspection report right back to the tenant with the photos of how it looked when they moved in. They just drop all claim, and they just move on. They know that they’re not going to get that money back because yeah, it wasn’t like that when they originally got it.
